Meaning of general warranty
A general warranty deed is the report that is recorded at the county recorder's office which passes
on title to land from the Seller to the Buyer. It contains a guarantee from the Seller that the Seller is
qualified to sell the property, there are no remarkable encumbrances other than those recorded on the
deed, and the Seller will safeguard the Buyer against any cases brought against the property by people
asserting to have prior interest in it.
